You already have a great team - only weak area is closers - and you get two good players, while giving up the lottery ticket that Alvarez is. Basically you are betting on Teixeira returning to normal while giving up on Alvarez's potential and giving up Lester. In a keeper league, it would be different, but for a non-keeper like your league, it seems like a slam dunk to do the trade.
Teixeira has been heating up since early May and starting catching flames the past week or so. Meanwhile, Morneau has been super hot and might cool down at some point this season, as he is performing above what he did previously (not that he couldn't do this all season). Lester is the only for sure talent you are giving up (not that Morneau isn't a talent but he is at risk for slowing down), while you get Wright (who gives you SB which you have some of but not a lot of) plus Teixeira should return to normal soon.
And you have no idea whether Alvarez will turn out like Weiters or like Heyward, it is like a flip of the coin what he does. But even if he hits, in a weak lineup like Pittsburgh, he might struggle to get either runs or RBI or both. And there is no guarantee he will hit homers immediately.
Meanwhile, you still have a great rotation, plus Anderson returning could alleviate the loss of Lester greatly. You boost your hitting plus add SB. Do the trade.
